  • Spalling concrete on the crown surface. Hairline cracks let water in, winter freezes expand it, and the top layer of concrete flakes off in thin sheets. Once spalling starts, the crown’s slope is compromised and water pools instead of shedding.
  • Rust staining down the chimney chase or brick face. If you see orange-brown streaks running down from the crown line, the steel reinforcement or the crown cap itself is corroding, and the rust is bleeding into the masonry with every rain.
  • Efflorescence, a white chalky deposit, on the bricks just below the crown. This is dissolved salt from inside the mortar being pushed to the surface as water migrates through. It’s the chimney telling you the crown isn’t doing its job up top.
  • Damp spots or musty odor in the firebox after rain. Water that gets past a failed crown travels down the flue or through the smoke chamber, especially in Jamaica row houses where chimneys share a party wall and hide moisture until it’s inside the home.
  • Loose or visibly tilted crown cap after high wind. Queens gets nor’easters that will lift a crown cap that’s lost its anchor bolts. If the cap moves when you tap it with a broom handle from a safe ladder position, the crown under it is usually compromised too.

You can safely identify a failing crown from the ground with binoculars: spalling, efflorescence, missing cap, visible cracks. What you shouldn’t do is get on a ladder against a two-story chimney with a bucket of crown coat and a trowel. Crown repair requires working at the highest point of the house, on a sloped surface, with concrete that has to be shaped, sloped, and cured correctly or it fails again in eighteen months.
